What is an EPC?

Energy Performance Certificates (EPC's) are a resource for potential property buyers or tenants to get an idea of how energy efficient a building is.

An Energy Performance Certificate that provides potential property buyers or tenants with valuable insights into a building's energy efficiency. It includes information about potential energy costs and carbon dioxide emissions, presented in a colour-coded chart similar to household appliances. The ratings range from A (indicating high energy efficiency in green) to G (representing low energy efficiency in red).

What does an EPC mean for a business property?

Essentially, properties with lower ratings tend to have lower energy bills and produce fewer carbon dioxide emissions. It is a legal requirement to have an EPC in place for any property that is newly built (including certain extensions) or put on the market for sale or rent. Failure to comply may result in penalty charges.

An accredited energy assessor, such as those at Tandem Energy will conduct in-person assessments to generate valid EPC's. These certificates remain valid for 10 years and are registered nationally with some underlying data available to the public.

Do I need an EPC for a commercial property?

Absolutely. In the UK, every commercial property must have a commercial (non-domestic) Energy Performance Certificate when it is offered for sale or for let.

There are currently exemptions (in England and Wales) for:

  • Places of worship
  • Temporary buildings that will be used for less than two years
  • Standalone buildings with a total useful floor space of less than 50 metres squared
  • Buildings due to be demolished by the seller or landlord
  • Buildings to be demolished and the site redeveloped by the buyer or tenant where they are sold or rented out with vacant possession
  • The buyer or tenant has planning permission to demolish it
  • Some listed buildings – in these cases, we would advise that you get advice from your local authority conservation officer if the work would alter the building’s character

If you do not have an EPC, your commercial property cannot be listed on the market. Depending on the value of the building, there can be penalties in place.

Legionella Risk Assessments

Why we require a Legionella risk assessment is the waterborne bacteria that leads to Legionnaires’ disease, can lead to a form of pneumonia with a threateningly high mortality rate. Legionnaires’ is especially fatal to people who are elderly, ill or have a comprised immune system. The Legionella bacteria can contaminate various areas and appliances in your building, including water tanks, air conditioners, plumbing systems, cooling towers, spray systems, hot tubs, hoses and more. It thrives in temperatures between 20-45°C or stagnant water systems.

Retro Fit Assessments

The role of a Retrofit Assessor is to survey properties and prepare a report in-line with a Retrofit Coordinator’s requirement based on Occupancy Assessment. The dwellings heritage, architectural features, structure, construction and the installed ventilation, hot water and lightning, in sufficient detail to establish the suitability of the dwelling for improvement.

If a building is being offered for sale or rent the landlord or seller must provide any potential prospective buyer or tenant with a commercial EPC at the earliest opportunity. You must get a commercial EPC if:

  • A building under construction has been recently completed
  • You wish to rent out or sell the commercial premises
  • Your building is detached and over 50m squared
  • A strong desire to be successful and inspire people
  • Changes have been made to the number of parts used for separate occupations, including providing or extending heating, air conditioning, or mechanical ventilation systems.
